A. Great question. This marketing phenomenon started in downtown Vancouver during the over heated market of 2006.
Homes were selling so fast, real estate companies became concerned about their liability. What if the home owner felt their home was not reasonably marketed before an offer was accepted?
Perhaps a higher price may have been obtained if a preset date was chosen for offer presentations or even showings. Personally, I have never had difficulty getting top dollar for any of my clients in any market. When a Buyer can view a new listing the day the signs go up, and can own it that night if they are willing to pay the listing price, they often do! Don’t underestimate the emotion of opportunity. There has never been set fees in British Columbia for real estate services. The amount you pay for real estate services has always been negotiable. It’s what you get in return for your money that’s ‘the catch’.

A Realtor capable of defending the value of their service is the same Realtor you want defending the value of your home during negotiation.
